What does staging cost?
Every proposal is scoped to the property: square footage, rooms staged, furniture and art selection, and rental period all shape the number. After you share the listing details we return a written proposal with a clear scope and a single figure—no surprise line items at load-out.
When do we pay, and how?
Payment is due before installation, and we accept the usual methods—check, card, or transfer. If the listing timeline needs flexibility, tell us during the proposal conversation and we will work out terms in writing before the install date.
How fast can a home be photo-ready?
Most vacant Greater Seattle projects can be installed and photo-ready the same day, subject to property size, access, and scheduling. Occupied stagings vary more, because they build on what is already in the home.
How long does the rental period run?
Proposals include a defined rental period sized to a typical listing window, with straightforward month-to-month extensions if the home needs more time on market. Extension pricing is stated in the original proposal, so there is nothing to renegotiate later.
Is staging worth the investment?
Staging is preparation, not decoration: it helps buyers understand the home faster and imagine living there. We will always tell you honestly where staging adds the most value for a specific property—and where a lighter touch would do the same job.

What kind of staging fits.
Do you stage occupied homes?
Yes. Occupied styling works with what you own—editing, rearranging, and adding pieces from our collection where they earn their place. It is often the right call for sellers living in the home through the listing.
What areas do you serve?
Staging by Modernous serves Greater Seattle. If your property sits at the edge of the area, ask—feasibility usually comes down to access and scheduling rather than distance alone.
Can we choose what gets staged?
The proposal recommends room-by-room priorities based on how buyers and the camera will move through the home. You decide the final scope; we will be candid about which rooms carry the listing and which can be left out without hurting it.
What if we love a piece and want to keep it?
It happens often. Most items in our collection can be purchased—ask during the rental period and we will quote it before load-out.

Who is in the home during installation?
Our own team, led by a staging designer and coordinator. One point of contact handles access, scheduling, photography readiness, and removal—so logistics never become the agent's problem.
How do you protect the property?
Floor protection, careful handling standards, and a walk-through at both install and removal. We treat every listing like a client's home, because it is one.
What happens when the home sells?
Tell us the closing timeline and we schedule removal to fit it. Load-out is typically completed in a single visit, coordinated around inspections and the buyer's schedule.
What if the home doesn't sell during the rental period?
The staging stays as long as you need it—extensions run month-to-month at the rate stated in your proposal. No re-installation, no re-negotiation.
